Inherited property

Inherited a house you’d rather not deal with?

When a house comes to you through a loss, the last thing you want is a renovation project and a string of showings. We’re local investors — you can hand us the property exactly as it sits, belongings and all, and we’ll make you a straight offer. No cleanout, no repairs, no agents, no commission.

Common situations

You don’t have to clear it out

Take what matters to you and leave the rest. We buy the house as-is — contents, clutter, and all — and handle the cleanout ourselves after closing. There’s no sorting decades of belongings under a deadline, and nothing to haul or repair before we talk.

One decision instead of a dozen

Inherited property often means several people, a lot of feelings, and a house that needs more than anyone has time for. We keep it simple: one honest offer, one closing, and the title company splits the proceeds at closing exactly as you all agree.

If the estate is still in probate, that’s common and not a problem — we’ve closed plenty of these and can work alongside your attorney. We’re not lawyers, so anything about the estate itself is a conversation for you and yours. On the real estate side, we can move as soon as you’re cleared to sell.

Common questions

Questions sellers ask

Can you buy a house that’s still in probate?
Often, yes. Probate is common with inherited property and it doesn’t scare us off — we’ve closed plenty of these. We’re not attorneys, so the estate side is between you and yours, but on the real estate side we can move as soon as you’re cleared to sell.
Do I have to clear out the house first?
No. Take what matters to you and leave the rest. We buy the property as-is, contents and all, and handle the cleanout ourselves after closing.
There are several of us who inherited it. Can you still work with us?
Yes. Multiple heirs is normal. We’ll work with whoever you designate, and the title company splits the proceeds at closing exactly as you all agree.
What if the house needs a lot of repairs?
That’s fine — repairs are our job, not yours. A neglected or dated house is exactly the kind of thing we look for. You don’t fix anything.

A few details is plenty to start — where it is, the type, and what’s going on. We read every message ourselves, usually back within a day.

Tell us about the property.

A few sentences is plenty — where it is, roughly what shape it’s in, and where things stand with the estate. We read every message ourselves.
