Every dollar of work the house needs, we’re already accounting for — and we’re the ones who do it after closing. You don’t line up contractors, pull permits, or front repair money. You don’t even clean up. Leave what you don’t want and walk away.

Condition doesn’t scare us; it’s the whole point. We’re looking at the bones, the lot, and the street — what the place can become — not at how rough it looks today. The houses other buyers walk away from are usually the ones we want.

What “as-is” really means here

It means what it says: we make one honest offer based on the real numbers and the real condition, and that’s the deal. No surprise repair credits clawed back at the last minute, no renegotiating after an inspection. If the offer works for you, that’s what we close at.

How much work is too much?
There’s almost no such thing. Foundation, fire, water, mold, a roof that’s gone — we’ve bought through all of it. If anything, the rougher houses are the ones we’re most interested in.
Do I need to clean it out or make any repairs?
No — none. Leave what you don’t want. We buy as-is and handle the cleanout and the repairs after closing.
Will a lowball ‘as-is’ offer just waste my time?
We make one honest offer based on real numbers and explain how we got there. If it doesn’t work for you, no hard feelings — we’d rather be straight than grind you down.
What kinds of property do you buy, besides houses?
Duplexes and small apartment buildings, mobile home and RV parks, and land with potential, too. If it’s overlooked, it’s probably something we’d look at.
