Sell a property

Sell it as-is. No agents, no repairs, no runaround.

We’re local investors, not brokers. When you sell to us there’s no listing, no showings, no fixing the place up first, and no commission coming out of your pocket. We look at what the property is and what it could be, make you a straight offer, and close when you’re ready. Whether you want to sell a house that needs work, sell a rental property, or sell an inherited house, the path is the same.

What we buy

Single-family houses that need work, duplexes and small apartment buildings, mobile home and RV parks, and land with potential. If it’s overlooked, neglected, or just more than you want to deal with anymore, it’s probably something we’d look at. Southern Oregon is home base — but we’ve bought out of state before, and if the numbers make sense we’ll go where the deal is.

Who we tend to work with

Owners ready to be done with a property. Families who inherited a house and don’t want the project. Owners of small parks or buildings looking for someone who’ll run them right. People who need a clean, certain sale more than they need the absolute top dollar a long retail listing might someday bring. A lot of the people we hear from are thinking some version of ‘I just want to sell my house as-is,’ ‘I’m tired of being a landlord,’ or ‘I need to sell my apartment building or sell my mobile home park and be done.’

How it works

You reach out and tell us about the property. We take a real look — the numbers, the condition, the neighborhood — and if it makes sense, we make you an honest offer with no obligation. If it works for both of us, we close on your timeline. If the numbers don’t work, we’ll tell you that straight too. We’d rather pass on a deal than waste your time.

Where we buy

Southern Oregon is home turf.

We’re based in Medford and buy across the Rogue Valley and beyond — here’s where we work, with the rehabs to show for it.

Common situations

In a spot like one of these?

However the property came to you, the path to selling it is the same — straight talk and a fair offer. Here’s how I help in a few situations that come up a lot.

Common questions

Questions sellers ask

Do you buy houses that need a lot of work?
Yes — that’s specifically what we look for. Overlooked, neglected, or damaged properties are exactly the kind of thing we buy. You don’t need to fix or clean anything first.
What kinds of property do you buy?
Single-family houses that need work, duplexes and small apartment buildings, mobile home and RV parks, and land with potential. Southern Oregon is home base, but we’ll consider deals elsewhere if the numbers make sense.
Do I need a real estate agent to sell to you?
No. We’re direct investors, not brokers. There’s no listing, no showings, and no commission coming out of your pocket.
How fast can you close?
On your timeline. Because we’re buying directly and not waiting on a retail buyer’s financing, closings can move quickly when you need them to — or slower if that suits you better.
I’m a tired landlord. Can you buy my rental with tenants in it?
Yes. Occupied rentals are common for us, and we aim to do right by existing tenants. Tell us the situation and we’ll work it out.

Rather just talk it through?

No forms, no pressure — call or text and we’ll figure out together whether it’s a fit. We read and answer every message ourselves.
