Sell a property
We’re local investors, not brokers. When you sell to us there’s no listing, no showings, no fixing the place up first, and no commission coming out of your pocket. We look at what the property is and what it could be, make you a straight offer, and close when you’re ready. Whether you want to sell a house that needs work, sell a rental property, or sell an inherited house, the path is the same.
Single-family houses that need work, duplexes and small apartment buildings, mobile home and RV parks, and land with potential. If it’s overlooked, neglected, or just more than you want to deal with anymore, it’s probably something we’d look at. Southern Oregon is home base — but we’ve bought out of state before, and if the numbers make sense we’ll go where the deal is.
Owners ready to be done with a property. Families who inherited a house and don’t want the project. Owners of small parks or buildings looking for someone who’ll run them right. People who need a clean, certain sale more than they need the absolute top dollar a long retail listing might someday bring. A lot of the people we hear from are thinking some version of ‘I just want to sell my house as-is,’ ‘I’m tired of being a landlord,’ or ‘I need to sell my apartment building or sell my mobile home park and be done.’
You reach out and tell us about the property. We take a real look — the numbers, the condition, the neighborhood — and if it makes sense, we make you an honest offer with no obligation. If it works for both of us, we close on your timeline. If the numbers don’t work, we’ll tell you that straight too. We’d rather pass on a deal than waste your time.
Where we buy
We’re based in Medford and buy across the Rogue Valley and beyond — here’s where we work, with the rehabs to show for it.
Our home turf — fourteen rehabs and counting, bought as-is for cash.
Grants Pass, OregonSix rehabs across Josephine County’s seat — sold to us as-is, for cash.
Klamath Falls, OregonWe make the drive over the mountain — three rehabs in town prove it.
Roseburg, OregonRehabs in Roseburg and Myrtle Creek — we work the whole Umpqua Valley.
Central Point, OregonMinutes from our base — Central Point, White City, and Gold Hill too.
Ashland, OregonEven in a polished market, some houses need a buyer who fixes things.
Phoenix & Talent, OregonHome of our featured W 1st St transformation — houses, lots, fire-damaged too.
Gold Hill, OregonTwo rehabs here — we buy the rural properties other buyers pass on.
Common situations
However the property came to you, the path to selling it is the same — straight talk and a fair offer. Here’s how I help in a few situations that come up a lot.
Hand it over as-is, contents and all — no cleanout, no agents.
Behind on property taxesSettle the back taxes at closing and keep what’s left.
Facing foreclosureProtect your equity and credit with a fast, on-deadline close.
Needs workDated or damaged, sold exactly as it sits. Repairs are our problem.
Divorce or relocationA neutral, certain sale on a date you can plan around.
Fire damageDamaged house or burned lot, sold as-is — no rebuild, no cleanup.
Packed-full houseContents and all — no cleanout, no judgment, no showings.
Rental with tenantsTenants stay put — we’re landlords, and often we want them.
