A house in probate doesn't have to drag on.

When someone passes away, their house often becomes the hardest part of settling the estate — especially when heirs live far away or don't agree on what to do. We buy probate properties for cash, as-is, and we're patient with the court timeline. If the estate hasn't finished probate yet, we can still talk now and close when the court allows.

Where to get real help

Probate is a legal process, and good information beats guessing. Before deciding what to do with the house:

  1. Talk to a probate attorney. Even one consultation clarifies a lot. Oregon State Bar Lawyer Referral Service: 800-452-7636 (they'll match you with a local attorney, and the first consultation is low-cost).
  2. Smaller estates may skip full probate. Oregon has a simplified "small estate" affidavit process — the circuit court or an attorney can tell you if the estate qualifies.
  3. Free legal information: oregonlawhelp.org has plain-language guides on Oregon probate and estates.
  4. The court itself: Jackson County Circuit Court's probate department can tell you filing requirements and where a case stands (they can't give legal advice).

We're not attorneys or counselors — these are the same free resources we'd point our own family to. If you've tried them, or they don't fit your situation, that's what we're here for.

What we handle

  • Houses full of a lifetime of belongings — take what matters, leave the rest.
  • Deferred maintenance, code issues, or a house that "isn't sellable" as-is.
  • Multiple heirs who need a clean, simple cash sale to divide.
  • Coordination with your probate attorney or the personal representative.

We're not attorneys and this isn't legal advice — but we've been through this process with sellers before, and we can move at whatever pace the estate requires.
