Try this first

A cash sale isn't the only way out of foreclosure, and it isn't always the best one. Before you sell, know your options:

  1. Call your mortgage servicer. Ask directly about reinstatement, a repayment plan, forbearance, or a loan modification. The earlier you call, the more they can do.
  2. Talk to a free housing counselor. Oregon funds HUD-certified counselors — free, confidential, and they know every program that exists. Start at oregonhomeownerhelp.org or call 888-995-HOPE.
  3. Use the Oregon Foreclosure Avoidance Program. Before most foreclosures, your lender must offer a resolution conference — a mediated meeting where they have to show up with real authority to negotiate. If you got a "Notice of a Resolution Conference" letter, respond by the deadline. Questions: Mediation Case Manager, 855-658-6733.
  4. If your servicer won't respond, the Oregon Division of Financial Regulation has consumer advocates: 888-877-4894.
